How does the new Harmonized Sales Tax (HST) affect pre-sale homes in BC, Canada? I recently bought a pre-sale condo in BC that is not going to be built till 2012, after which the HST will be implemented in BC, Canada. I have already paid my deposit for the home, but I won't have to pay the full amount till 2012, when the condo is built. Does that mean I am have to pay the extra 7% in tax since I will be paying for the condo in its entirety after HST has been implemented on July 1st, 2010? Any insights will be appreciated! Thanks!
Will I Pay Capital Gains on Home Sale in Canada? I inherited some money and bought a home in my third year of University. I lived there for two years while I finished my undergrad and had all my bills (gas, hydro, phone, credit card, and cable/internet) delivered to my house. However, I did not change the address listed on my driver's lisense or Social Insurance Number because I knew my time there would be relatively brief. Does this mean I will have to pay capital gains on the house now that I am selling it, or is that enough proof that I did in fact reside there?

How do I go about getting an approval for a short sale of my home? Is my landlord lying? I am currently renting a home in Canada. Our landlord has asked to come and measure each of the rooms for the purpose of "house insurance". The house was for sale for a year almost a year ago but the offers were nowhere near what the owner wanted. Do homeowners need the room measurements for insurance or is my recently rented home for sale? I should have mentioned, a fellow came with the landlord about 2 weeks ago and he did not look like a realtor. The landlord is approximately 78 years old and is watching the home for his son who owns the house. I am curious as to whether the landlord (the dad) perhaps didn't know the approx. size of the home and is measuring it for that perpose. We asked him if it is for sale and he said no but there is no home insurance on it. The house is only 12 years old and is on 5 acres. It is truly beautiful and I'd hate to leave already. First time buyer question (Canada)? My husband and myself want to buy a home in the next year or two. Currently, we have a condo that he owns (he purchased it before we met), so this new home that we plan on building will be my purchase. As a first time home buyer in Canada, I have a couple of options for the down payment. I could utilize my RRSP's (I will have about $35,000) without penalty from the government for withdrawing those. As a first time buyer, I only need to put down 5%. However, we are unsure about whether or not because my husband is not a first time buyer if that will apply. Does anybody know? And if it would not apply, what is the best way to save for a home? RRSP's? Non-RSP's? TFSA? High interest savings account? We are looking at homes in the $500,000 range (that's an average house where we are from). Ideally, we would love to put about 20% down. The sale of our condo won't really yield that much in excess income as the condo market hasn't really increased in value here. We might make $25,000 off of it. Might being the key word. Take off real estate fees, bank fees, etc., and we might get $12,000 in profit. We would then utilize that for the development of our new home, but we don't want to guarantee that income. Do I have to pay Washington State sales tax on a car? I am from out of state.? I am buying a car in WA and exporting it to my home in Canada. I can't get a straight answer about this. Tax on a $16,000 vehicle is a significant amount, and it doesn't make sense for someone who lives out of state to pay it. I am getting a very good deal on this Toyota Tundra and it is about $6000 less than the equivalent vehicle in my local market. The warranty expires soon anyway however it is transferable.

Tenants rights when Landlord Puts home up for sale? I came home Monday night to discover that our rental is up for sale. Our landlords never even told us that it was going up. We had just moved there 6 months ago as our rental got sold and we had to move out. What are our rights, we gave them notice on thursday to be out on feb 1st or 15th. They want us to stay until march 1st as weve missed the first of this month. Had we known they were selling we would have gave notice on the first. I cant sit around stressing if were going to have a home or not if it sells. We have a little girl and pets and the opportunity to rent our friends house. Does a private Vehicle sale involve any warranty in BC Canada? I sold a car to a guy yesterday and as far as i knew it was functioning perfectly. Today he phoned me and said that He can't get the transmission into any gear. If he goes after me for repairs does he have a case? I offered to get it inspected by a mechanic before he purchased it and he opted to just have his friend come over. Tennessee Walker Horses For Sale? I'm looking for TWH for sale, either in Canada, or the U.S. Preferably not the southern or west coast U.S as that is a bit too far. I have always dreamed of owning these horses, and in the future would like to breed on a very small scale. Looking for a stud colt, and a filly or mare, color a huge plus. Conformation and attitude is of the most importance. Would prefer two foals but an older horse would be fine as well, especially if broke to ride. Colt and filly must NOT be closely related, anything that will mature to over 15.1 hands is ideal. That's all I can think of, if you breed or know anyone who breeds TWH, please let me know. Should the Canadian Government upgrade more stadiums to be possible CFL homes? It seems to me that there are a lot of potentially suitable homes for CFL teams in Canada if there were seating for 25-30,000 fans. More teams mean more games per week, giving TV more content and more competitive games. Increased content and more regional diversity could lead to more demand which could add much needed American TV revenue. More teams mean more regions selling CFL merchandise, which means more sales per team. More teams mean more fans travelling which helps teams and communities. While building top of the line stadia is expensive, should the Canadian Government upgrade stadiums at Canadian Universities (in the most inexpensive manner possible) and public parks to help out the CFL? (Say metal bleachers, restrooms, and concession stands surrounding existing feilds.) I think in a worst case scenario, the stadiums could be a financial positive for university teams and could help improve football in canada overall. Sinking metal bleachers around existing feilds would not be prohibitably expensive. You could put in concession stands with a 5-10 year lifespan with the idea that if the new "stadium" was a success they would be replaced by the team/the city government with more permanant structures. Restrooms for 30K would be more expensive, but still not oppressive. Many of the university stadiums have pressboxes built in and basic locker facilities. Building on existing feilds and stadia with cost efficiency in mind, I would have to think you could upgrade each feild for less than 30M. Canada has 33M people. If each citizen contribute a dollar a year you could upgrade a stadium a year. In 10 years, you would secure the CFL's future long term. The Canadian government has shown a willingness to pony up money to build stadiums for one off international soccer tournaments. One would hope they would be willing to spend it on stadiums with more useful lives ahead of them that generate more money for the local communities. Even with the CFL down to a mere 8 teams, the CFL is enjoyed by 19% of Canada and is a Canadian institution with a history that dwarfs the NFL's. If would be a real shame to see it collapse and the NFL take over football in Canada. With expansion, the CFL's popularity would increase-- maybe to as much as 25-30% --- coming close to rivalling the NHL's numbers. I can understand that the building on your right is probably your cheif bottleneck. Could you build parking garages on either side and for practical purposes build a more or less a base between the two that runs over the building where permanent metal bleachers seating maybe 5-7K or more could be seated? It would in essence create a permanent "second tier seating" that extends over that building. Is there any reason a second tier could not be built on the right? I eagerly await your responses. I have been dying to ask a St. Mary's fan this question. St. Mary's was one of the schools that I thought of when I said 30K may not be acheiveable. Still, when you look at what team have done with temporary seating ---frank clair adding 15K in each end zone of temporary seating (+30K total bringing seating to 57K!!) in the not so distant past, it seems that ANY stadium could likely be bumped to 30K+ for a game or two even if standard side seating is in the 20's. (In a university setting, end zone temp seating shouldn't harm the track --so lets stick to 30K total) Regarding parking, I think you build a parking garage for people who don't want to tailgate and you can address most of your parking issues in space limited places. Am I spoiled?????????? It started last Christmas, when I got a camcorder. I got my dad a digital camera because I noticed that he wanted one and he went out and bought me a $900 camcorder. Next, in february I got my cell phone. My dad's cell phone plan was ending and there was a deal buy one get one free so my dad's asked me if I wanted one and I thought he was joking so I said sure. In 30 minutes, I had a brand new limited edition Motorola KRZR K1 red. I was happy cuz I wanted a cell phone since I was 10 (now I'm 14). So now he pays like $80 a month for the plan. Two weeks later, we were looking at printers (yes, my dad and I are really into electronics), and I realized that color laser printers print really well. I've had a color inkjet all my life and my dad has a black and white laser so I wanted to get it. I didn't tell my dad that I want it, but he was like, "o, look at the quality" "wow, its amazing". After a week and a half or so, my dad came home with a big box, and he's like, "look what I got for you" I opened it and I'm like "you're kidding" and he said he got it on sale cuz it costs like $290 WITHOUT ink (each toner aka cartridge costs $50 and there's 4 of them) and he got it for $290 WITH the ink included. So, we plugged it in and I got a new printer. In March, I wanted a Nintendo DS. And this is the thing I actually begged for for a month. When my dad's friend told him that his son bought himself one, my dad thought it might actually be a good gaming system. So by the end of March, I was once again happy with another toy. My confirmation came in May, and my dad spent $300-$400 for the party. There's a European tradition that children get gifts on June 1st. I got $500, because my dad thought I would need the money for my trip to Poland, so I wouldn't have to ask my grandparents for stuff. I wanted to give him back the money, but he told me that if I didn't want it i could throw it in the garbage. (Of course I didn't do that) When I went to Poland, my grandparents locked up the money and told me that they would give it back to me when I returned home to Canada, and I would give it back to my dad (how?) I then got $100 from my other grandparents, $50 from my aunt and uncle and $50 from my other aunt. (Birthday money) When I came back to Canada, after 2 months, I told my dad to take the money, but he didn't so I left it on the kitchen table, but he put it back in my room. He was thinking of getting me a laptop for my birthday, so I said that I only want a MacBook cuz I thought that he'd say that he can't afford it, and that he wouldn't buy it. my DS got busted in Poland, so we took it back to the store and said it doesn't work, and I got $200. So, I now had $900 in cash. My dad took me to Future Shop a few days before my birthday (August) and it turned out that the MacBooks were on sale, and came with a free package worth $250. We ended up getting a MacBook for me, with total cost of $1800 (with a $300 warranty included). So, I told my dad that he's getting the $900 cuz we're short on money. He FINALLY agreed. So, I payed for half my birthday present and I was really happy that my dad didn't have to pay the full price. Now, I feel really bad, cuz I asked for an iPhone for Christmas and we are REALLY short on money (actually, we always were but now we are even more), so I don't really want it anymore, because I already have a cell phone and and iPod. My dad got himself a GPS for Christmas, as if he knew he couldn't expect anything from anyone else. I had $60 saved up, so I got my dad a tie for Christmas and told him to choose whichever one he wanted. What should I do? I feel so bad that my dad gets me a bunch of stuff, when I can barely get him a tie. I wanted to get him a GPS last year, but decided on a digital camera because our old one was really bad. Canada house sale & closing? I sold my house about 4 months ago. I just received a letter from the lawyer who handled the closing, stating that there was a water bill outstanding. I bought a used car in OH to register in NY. Can I drive it to Canada with temp tags? Bought a used car in Cleveland, OH and drove it back to my home state of NY where it will be registered once I have the actual title. I'm a Canadian buying and exporting a used car through a private sale in CA. Do I have to pay CA sales tax? I will be flying down to make the purchase, and will be driving the car back home. Does the California title need to be transferred at a California DMV? or can I transfer the title when I get home to Canada? some notes: shipping the car through an insured carrier is not an option since it would cost way more than any potential tax savings. One person at the board of equalization told me it's ok to drive it out, but the legal documents seem to imply otherwise. I've spoken to individuals who did the title transfer once they got the car home and therefore didn't pay any CA sales tax, but that was several years ago, so I don't know if that's still a viable option. Is it a good time to begin building new luxury homes in South Florida yet? Homes are getting a bit tougher to sell here in Canada now, seems like people are getting a bit picky in their purchases so sales are slowing due to unrealistic demands from builders on price consessions. So I'm seeking to go and build in other areas. With the weather about to turn colder with the coming of winter, I am looking to the warmer climates of the South, particularly the booming retirement communities like Cape Coral or Port Charlotte as retirees alway love Florida and I think that these areas could be a great boom to my business. But I don't know what the current housing conditions are like down there right now so I'm asking those who know: What is the housing market like in the Cape Coral / Port Charlotte areas (or other areas of South Florida). I only have information from about 3 years ago (sales brochures) and from them I am just itching to rush down there and start developing! It looks like a Gold Rush of wealth in that area. Are things still supper-hot in these communities? I heard from one fellow that things have begun to slow down a bit, that the sales market is still healthy and growing but that it takes a bit more effort and he expects sales to be back to record highs in just a few months. If sales have slowed, then how many weeks do you think it will be before they are back to full throttle? Will it be before Christmas? I have to line up a lot of credit for land purchases. How are the lenders down there with providing credit to builders? Why does everyone think that Canada will follow America into a RECESSION ?? Everything's booming here; no way? I keep hearing the opinions from others that our real estate prices will crash, our car sales will crash, and that we will face unemployment. Well so far (as of Nov 2008), we have lots of jobs and cannot find enough good people to hire, our housing market is BOOMING with houses on the market for only a few days and multiple bidding wars still going on, and our industrial warehousing space construction just cannot keep up with demand. About the prices for scallops in North America.? We live have homes in both the Boston and Montreal. Two questions about scallops: (1) Why are the regular prices in Quebec about 70% higher than they are in New England? Does Canada have price controls on some seafood as it does on dairy and chicken? When we go south we always have several orders from friends and extended family to pick up scallops (and milk and chicken!). (2) Why are scallop prices higher for the larger ones? Last week in New England we paid $US 3.99/lb for the small bay scallops, $US 5.99/lb for large sea scallops and $US 9.99/lb for jumbos (all promotional sale prices but regular prices are of similar ratio) and here in Montréal at Loblaws and Métro stores today they are sold for (regular prices) $ 8.99, $ 14.99 and $ 17.99, respectively. Would there not be greater cost for labour and shucking processing for the small ones versus the larger ones? In fact, something about your soaring lobster prices (in New England) is total bs!! Can I move to USA/Canada from UK - and alternate countries legally? Hi. Is it possible as a British Citizen to buy a property (cash sale) in the USA but stay for just 6 months - then leave for Canada (stay for 6 months) - return back to USA? etc etc. And do this forever?
