Anyone with advice or an interest in starting a real estate investment business in Ontario, Canada?? I'm interested in starting a real estate investment business in Ontario, Canada or the U.S. A business of flipping properties, and/or renting out properties. I'm looking for someone with the same interests as me but has more knowledge of the money side of things, while I do all the leg work: finding homes, making calls, etc. I dont have any clue as where to begin or who to ask, I just have a strong passion for this type of business. So if you have any advice for me as to how I get started or who to talk to??, or if you want to be apart of what I'm trying to achieve I would love to hear from you. Any advice would be great. Thanks

When the house/condo is complete and the value has gone up or down, will I always get all my money (downpayment) back if I decide to sell? Real Estate Investments - Registering a Self Directed RRSP (as 2nd Mortgage) in Canada - Process and Effects..? Hi All, My location is Ontario, Canada. I'm considering registering a self directed RRSP second mortgage on an INVESTMENT PROPERTY(triplex) that I currently own. wanted to ask: - Should I ask the mortgage broker (who is arranging the first mortgage) if I can do that in advance or can I just do it even after the purchase/closing date is fine? - Should I have a lawyer register the self directed RRSP second mortgage or not necessarily? - Does it affect me negatively, in a way, because if I register a 2nd mortgage I will show more debt in my next mortgage application? In other words, does registering a self directed RRSP/2nd mortgage affect our credit negatively? and lastly: - What is the main purpose investors do that - to be able to claim interest as a deductible expense? that's it? Canadian withholding tax on real estate proceeds by non-residents? I'm a UK citizen, I plan to buy and resell some real estate in Alberta. As I'm a non-resident in Canada I suggest that any purchase proceeds or other amounts payable to me in respect of the Alberta real estate investments would be subject to Canadian withholding tax. Is that so? If yes is there any way to reduce that withholding tax? Thank you.
Real Estate Investment – Property Insurance: Contact Insurance Broker? What to tell current Insurance Company? Hi All, I have a great Insurance Group discount on my rental properties thanks to my previous employer having an agreement with a large insurance company in Canada. Now I no longer work there and I am no longer an employee but rather a full time real estate investor. (The properties I own and I are in Canada). My questions are: 1. I did not have a chance to call the current insurance company yet. should I do that ASAP to inform them of my new (non) employment status or in order to avoid a Big increase in insurance premium should I just start looking for another company who might provide similar prices especially if I tell them about the current discount I'm getting? Also, am I risking Penalty or something for not telling the insurance company about my new employment status earlier or will they not really care about it that much especially since I had no claims anyway so far? Who should I ask to speak with from that big insurance company if/when I call them? Underwriter, certain department manager, etc.? 2. Are there Insurance Brokers specializing in finding the best insurance deals/companies for you just like there are mortgage brokers for financing or does it not work this way? THANKS, Neil

Hi, I am a real estate investor and recently purchased a multiplex where one of the apartments is vacant. Before renting it out what are the most important renovations I can do inside the unit? Paint, new floor - luminate instead of carpet, washroom, etc.? Washroom in very poor condition - patched tail piece. location is Ontario, Canada. The apartment has electric heater. Real Estate Investment - Question on Rental Equipment? Hi, A new property I purchased has a 15 yrs old hot water tank and 15 yrs old special equipment to convert oil to gas which is connected to the furnace. Both are rented by the same company - "Reliance". A couple questions on the topic: 1. Hot water tank: due to the water tank's age Reliance is willing to sell it to me for $150 only. Would you buy out the old hot water tank in order to avoid the monthly rent (but also not have service which is included in the rent)? 2. Oil to gas conversion: Reliance explained to me that due to the fact the oil to gas converter is "unique" equipment no longer being sold or serviced, they can not sell it to me. Does it make sense? Does it not contradict free completion in Canada? they rent it for $30 a month. You should see what it looks like – an old and dusty small piece of equipment connected to the old furnace. Would you continue renting it for $30 a month because "no one else can service this equipment"? THANKS.
Real Estate Investment - No drier and no washer (no laundry) in 1-bedroom apartment I want to rent out? Hi, There is no washer and drier. is it a Big disadvantage or pretty common in rental apartments? It's a 1-bedroom apartment in a 4-plex. The apt is currently vacant and potential tenants are starting to apply. There is a coin laundry facility 1 block from there like half a kilometer but not within the property. The apartment is only 500 sq/ft so I am not sure what to do - should i buy and install laundry machines in this small apartment or not? many of the potential tenants do not have a car so they will have to walk a lot to the coin laundry. it is in Canada so very cold here in the winter. lastly, should I allow/encourage the tenant to bring or buy a drier/washer or should I just buy it myself? . The previous tenant was an old guy that before he passed away one of the ladies from the other unit (reminder: it's a 4-plex) let him use her washer/drier. The other 3 units in that 4-plex do have a washer and drier. Any advice would be highly appreciated. THANKS
Real Estate Investment - Snow Removal Dilemma - What Would You Do? Hi All, As a landlord of a 5-plex in Ontario Canada, it is my responsibility to remove snow for the tenants. Here is my dilemma/options: - The tenant offered to do it for $100/month - An independent Handyman offered to do it for $150/month. Who should I hire? On one hand the tenant would be happy to do it and make some money and I am saving $50 a month if I hire the tenant and know he would do a good job. On the other hand perhaps it is safer to hire someone else like the handyman who is a not a tenant. (I guess if the tenant did it it would be a separate payment from the rent and I would have to hire him to do it) Thoughts? What would you do? THANKS.
Basic but Critical Question for my Business - REAL ESTATE INVESTMNETS IN CANADA...? Hi, I am a real estate investor in Ontario Canada. I wanted to ask what you think about the CURRENT situation in Ontario, Canada(?) Specifically if I put offers to purchase rental properties (i.e. 4-plex, 6-plex etc.) do I have an advantage or does the seller have more negotiation power as of today? Is it a buyer's market or a seller's market? Should I be able to negotiate MUCH better prices due to the financial situation in the world/Canada? What I find a little confusing is that on one hand it is more difficult to qualify for a loan hence less potential buyer hence more negotiation power to a buyer like me who can qualify(!). on the other hand perhaps real estate is still strong compared to other investment opportunities today meaning more potential buyers hence more negotiation power to the seller(???) Real Estate Investments - Buying Very Old Properties - how long can properties live? 100 years, 150 years? Hi All, location is Ontario Canada. I am considering buying VERY old properties (100 - 120 yeards old!) and then renting them out. How long can such properties live? duplexes, triplexes etc.. I obviously request a detailed home nspectino prioer to every purcahse. However, wanted to know the expected life of a property as I do not want to be the last buyer stuck with a working order from the city to destroy the property. so.. assuming the home inspection is passing, does it mean the property probably has 10 more years, actually 50, etc? US & CDN tax question –Canadian living in US and investing in Canada -Good idea or not? As a Canadian living and working in the US on an H1B visa, is buying a rental property in Canada a prudent idea? I know that I can buy property, but should I? What are the CDN and US tax implications of doing so? I have heard that 1-Revenue Canada may consider me a resident for tax purposes, 2-the IRS may not allow me to right the interest, purchase fees, or CRC penalties off against US income, and 3-I would be paying capital gains tax on the property when I move back to Canada. If what I have heard is true, buying Canadian real-estate would be a bad idea for the following reasons: The effect of #1 would be to increase my tax rate to the effective rate as if I were in Canada (approx 20% more tax on total income); the effect of #2 would be to eliminate all US income tax incentives for real-estate investment; the effect of #3 would be to wipe out any gains from property appreciation.
I'm young, with a little bit of cash - wanting to know some good investment opportunities? I'm turning 20 this year, and I have about 10,000 saved up. I get free tutition, and I still live with my parents (I have to until I'm done school which is about another 5 years)..I'm looking for some good investment type of opportunites which I can spend this money on..and hopefully, in the long run have more. I'm not very materialistic, I don't want to spend this money on myself right now and would rather invest it in something. However, I don't know exactly what. A co-worker of mine told me about real-estate he did when he was younger, basically in the same position as me. He put a down payment on an apartment, and rented it out to another guy and gradually made profit over time. It got me inspired, and I wanted to learn more about basic real-estate which I could possible invest in within some time this year. Either that, or stocks. But I know nothing of stocks..so hopefully there are other opportunties. (I'd like to learn stocks and whatnot, but for now I'd say I'll go into real-estate) Can anyone give me any info of anything to do with small real-estate investments. Need a real estate advice.? Hi all, My wife and I own a house for 16 months now in Ontario, Canada. This is our first home and we went in with 5% down. Real estate prices in our area have gone up some good 20%, BUT our calculations show us that even with the price increase, we'd lose 10K if we sold now. Here's how: We've calculated all the money we've invested over the course of 16 months (property tax, insurance, down payment, initial lawyer expenses, mortgage payments) and when we add it all up, and deduct agent's 5%, we're gonna come up $10 K short. Is this something that's common for sellers like us, who've spent short time owning a house? Does anyone know if there's some sort of formula on what you should expect to get back on investment after one year? We're selling the house cuz my wife got a job transfer, so we need to sell. I'd really appreciate if anyone local to Ontario could share advice.
Get answers from millions of real people.? i have a friend who is 60, an "old hippy" and hasnt filed a return for many many years nor has he had any w-4 or 1099 filed to the govt; that is until his mom passed away leaving him wealthy. some would consider him a db. over the years he bought 3 pieces of wilderness real estate for cahs over 15 years ago and he inherited some real estate and investment fund money from his mother's estate. he has not paid tax on the inherited money. inherited real estate was in joint-custody with his mom so as to avoid inheratance tax. so he has received two letter from irs about paying tax on money taken out of the investment accounts. she left him 6-figures and he has spent it on land in northern canada. yes, i have told him to contact irs and resolve it. #1 how does the irs find what assets a person has? that is, will they know if he owns real estate from years ago if there is no mention of it in bank accounts by means of payments, etc and he has not sold the wilderness property?
How do I sell my house and other investment properties......? with Bush in office, and who appears to be so determined to ruin our econemy by his actions of an un-neccessary war, out of control gas prices (no wonder!!! He owns and is actively involved and is financially affected by whatever happens with gas prices) for which he can affect personal gain. Since Greenspan left office, we are all vulnerable to our self serving selfish president. Where to invest money to get at least 5% return every month? I am tired of banks offering ridiculously low rates. Looking for a return of higher then 5% and low to medium risk. If the investment is between $15-20k what are the best ways it can be invested to get that return? (in Canada) Is real estate an alternative, because there is a market for it here?

Should we migrate to US, Canada or Australia? hi there, Migrating to another country like US, Australia or Canada is a phenomenon here in our country, philippines. I have so many friends from high school, and relatives who are in the US who worked as nurses, IT professionals, eventually settling there with their families. I have colleagues who migrated to australia or canada, because they said that the environment there is good for raising families, cleaner environment. It seems I'm the only one left in the Philippines, except those who really have no options (you know what I mean, can't really afford the cost of migration). But as I take stock of my life in the Philippines, and I compare it with the families of my friends abroad. It seems that I'm really luckier. - My husband is a professional engineer for a multi-national company. He's given a car, gas allowance. He's executive position. - I also work for a foreign company, asst. manager position, with a stress-free job, my salary is not excellent, but considering the convenience of my job, I should be earning less. :) Recently, i was offered an expat position in another country, but i turned it down, bec. it's not 1st world country. (honestly, if i'm gonna work abroad, better to work for a 1st world country right?) - I have 2 live-in house helpers, one for each of my child (5 &2 yo). We call them Yaya here. These househelp take care of our laundry, cleaning the house, shopping for basics, cook our food and live with us, on-call anytime, even at night. - We can take 2 o 3 vacations a year. Whether for abroad or local. Last year, we went to the US with my husband & eldest. I attended a work related event. Local vacations, we take the househelp with us, so they can manage the kids. - If we need any help, like when the househelp takes vacations, we call on our moms, aunts, and nephews to take care of the kids, so our work are not disrupted. - There are great schools in the Philippines, but the tuition fees are a bit costly, so, in the nearest future, great expensives are looming in the horizon, when the kids start big school. The drawback i think is difficulty in saving. I mean, we haven't have our own house yet. we are still renting. (in the phils. building a house is very expensive, you have to use up 1/3 of ur salary to pay for the mortgage). But we have investments in real estate. we have one in the city and one in the province for our future retirement home. we haven't really build our own home yet because we are still thinking, whether we should use the money to migrate to another country. Am i crazy to leave this life in the lure of dollars, and cleaner, english-speaking environment? I also heard that in australia, us or canada, school is free! Wow! But what i fear is the absence of househelp. It's the major consideration, since I've always pursued a career here. Please talk sense to me. thanks.

Whether or not to buy a suite in a hotel as an investment? Hi there, hoping someone out there will have some experience with my situation. I came across an advert on a major real estate website. It was for the sale of a one bedroom unit in a high end hotel chain. The hotel is located in a major metropolitan downtown center in Canada. I need to request some detailed financial stats from the real estate agent, however what I've heard so far sounded pretty good. Basically its a freehold strata, is managed completely by the chain and turns out a profit monthly. Everything from property taxes to heating bills are covered first and then the leftovers get directly deposited into the owners bank account. The owner also has the opportunity to use the suite for 30 days free of charge per year. Am I missing something? Or does this sound like it would be a good investment? No hassle, no dealing with tenants or rent cheques bouncing, etc etc. The suite is rented out 'equally' with all the other suites....is there any way to track this? So the main question is: Is this a good idea for an investment (if held for approx. 10 years)...or would it be better to go the old fashioned route and pay double in the same area for a condo and rent it out to someone? Is there a catch? or something I should be looking out for? I own a small building in Toronto which consists of commercial (1 commercial place) and residential (3 residential place (1 br, 2 br, and a 3br w/basement)). Although, I been meaning to buy a house in the U.S, as a vacation home/temporary rental home which could serve as an investment. For all those you have a knowledge on U.S real estate, which cities/towns in the U.S would be the best to buy a second home, as the market in those cities/towns are or will be on a incline in price in the next years or decade? Also taking into consideration: population, crime rate, and climate.
Sell my cottage now or keep it as investment and sell later on? I own a lake-front cottage near Grand Bend, Ontario Canada that was recently appraised at $ 575,000. My question quite simply is should I sell it now because from what I understand real estate, especially luxury real estate like cottages are at their highest point right now for resale and they are expected to flatten out or even go down in prices over the next few years due to the uncertain economy. Or do I keep it and ride the calm wave of the upcoming downturn in the economy and hope that after the downturn cottage prices go up even higher in the future. The cottage is only costing me maintenance at this time and property taxes and utilities, other than that it is completely paid for with no mortgages or loans against it. Do I keep it and earn basically no return on the thing over the next 3 years anyhow until the economy turns around and prices head back up or sell it now and put the over $ 500k into a mutual fund or a interest bearing GIC account and make some return on the thing

I want to make money building houses!!! - Is this a good way? I've been watching all of these "home-time", "build-it", "lets renovate", and so many other television shows and I really have the itch to build a few houses and make lots of money on my hard work ! Then I watched an episode of a cottage show, it talked about a new foam-foundation building product (fast forms was one of the companies that installs it). It looked really easy and like just about anyone could build their own foundation walls themselves. The commentator on the show said this: - First find the land - Make a deal with the seller - dig the hole - install the foundation and pour the concrete - build the rest of the house - sell the finished house for a great profit - and you're done! It all looked so easy that I really want to do it myself ! Now I ask you; what is the market for homes right now? If I build a house, can I turn it around and sell it is 2 weeks or less for enough so that I can make 20% - to - 50% profit on my total investment? (not including my 3 or 4 months of labor).?? I live up here in Canada (Ontario) and the real estate markets is beginning to slow down here now. How's Florida? The last time I looked a few years ago, there were people camping out in lines just to wait for the privilege to put down a down payment. i just sold my house and moved back home. I have all of this money that i made and I dont want to put it in.. a savings account because it really doesn't make a lot of money sitting there. Is there something else as far as another ivestment I can put my money into and have a greater return on it? Could I potentially find someone that is buying a house and own a share of it with them? That way I could still make money as if I was a homeowner. My house was in Canada that I sold and my bank doesn't count that as being a previous homeowner. Now with how bad the economy is everything had to be perfect for me to purchase a home and I didn't qualify, though I had half of what the house was seliing for. So I am bummed about not being a homeowner anymore but thats why I was asking these questions because I want to do something with all this money other than just get a CD and make little money every year. Atlanta could become the size of New York, so that's a great place to invest. Other good investments --- new technologies/methods for controlling the spread of tropical varmints and diseases. More efficient air conditioning technologies. Tree planting will be a major effort by homeowners and governments alike. Owning a large commercial nursery to provide seedlings would be a money-maker. Financial planning/advice? Im 16 years old. I am interested in investing and I have my own stock portfolio that was worth over $220 000 at one point. I have invested in a diverse range of stocks. Some penny stocks, while others are blue chip. I plan to further my education when I graduate high school, and get a bachelors degree in accounting, finance, or economics, and then an MBA. After that I want to be a stockbroker or investment banker or maybe a mortgage broker, and invest heavily as well. Is there any advice you would give me that I should do financially until im 25? ie. ETF's? GIC's? Buy real estate? What types of stocks should I look for? ( I live in Canada)

Am I diversified? I am 32 and my wife is 33 so we have a long investment horizon. Here is how we are set up. Our holdings are divided into 6.13% cash, 70.13% US stocks, 17.09% Foreign stocks, 6.23% Bonds, .42% metals. The stock portion is overall invested 23.28% in telecoms, media, and computers, 41.46% in health care, consumer, business and financial services. The final 35.26% is held in manufacturing (consumer goods, Industrial materials, energy and utilities). Overall, we are invested 81.31% in US/Canada, 11.5% in European, 2.25% in Japan, 1.32% in Latin America, 3.08% in Asia and Australia, .54% in other markets. Am thinking that our international exposure might be a bit slight for a people are age. Am curious as to what people think of the portfolio. Should I be more diversified? If so, how? These holdings do not include real estate or other cash holdings. Thanks a ton for the help. Am pretty confident in the economy over the long term. The investment in metals is 0.42%-I think pretty low. I've asked these type of questions before and usually get great answers. I really like index funds because of their low expense ratios. But, I do have a couple of holdings that are dogs and have high fees (the dufecta, if you will). Am looking into getting those knocked out and replaced with something better. They also represent a very small percentage of our overall portfolio. What can I say, I was younger and stupider back then. Thanks for the tip though-certainly helpful. Really liked Benjamin Graham's book on value investing. Long but certainly a great read.
Now that the stock market is a mess, won't the USA's economy likely fall below Europe and China? Do you agree with my timeline of USA progress? 1945-2000: The USA leads the global economy by overwhelming proportions (backed by international support( 2000: Rightwing spokepeople in Bush's cabinet endorse a policy of "Throw the UN building into the Atlantic, Destroy it!" ("UN ambassadors worldwide respond "We can't conceive of a UN without the United States!") 2000-2007: The USA still has been a top leader but with other countries catching up in Asian markets and European Union booming. 2003: The US defies NATO and the UN, and spends half a trillion on a War that seems unwinnable. 2004: (forget the real estate bubble, that's just funny money). 2007: US Fiscal policy can no longer save US economy, even with record low interest rates. 2008: The USA market plunges in Financial Crisis and global markets go down with the USA (While the globe's last thread of trust in the US collapsing.) Oil prices the first sign that the US is going down on its OWN. 2009 Prediction: Europe, Asia, even Canada, will reassess its foreign investments in an unrepairable US economy and increase investments in Asian markets, Japan, China, Germany, UAE 2010: US Economy plateaus. Sustained Depression. Rest of the world: Slow recovery 2011: EU GDP surpasses the United States and unifies in celebration of this achievement. 2012: The effects really begin to take shape. Consumer demands in Asia surpass the US consumer demands. Supply markets leave the United States. 2017: Social Security and Medicare Trustfunds begin to shrink as babyboomers collect benefits and fewer and fewer workers replace them. 2030: Crude oil prices reach $5,000 per barrel, but telework is the way of the future. A New urban economy comes back to life (but short-lived euphoria). 2040: Social Security and Medicare trust funds reach $0.00. By 2075: Global Warming reduces US agricultural produce by more than 80%. World's military spending potential exceeds US maximum budget. US Federal Debt borrowings reach maximum limits on World Bank. 2085: The United States declares bankruptcy, but uses military to avoid physical takeover of land. 2090: The US collapses and becomes subsidiary of China, the most modern of all superpowers, under a policy of national socialism forged as communism, with an elite market-driven upper class in control. 2100: The US in exile surrenders. Could this happen? but some things will not go down till 2090. One thing the USA has for a long time is 1) Diversity of Land and Climate 2) Plenty of harbors 3) Fundamental education and literacy 4) A competitive edge on e-business 5) A superior military (This will hold for 50+ years but eventually not hold out at the very end) One irony I also forgot to mention, nuclear weapons will actually NOT be the weapon that destroys the USA in the end. The nature of a nuke in all cases now that nukes are in the hands of more than 1 country, is simply a self-defeating weapon. Using it means it will be used against you. Hence, it doesn't achieve the PURPOSE of any single entity. Nutcases who manage to get 1 can't easily replicate it without a factory, and no nation will settle for destruction of itself. In a worst case scenario, I predict between 0 and 2 nukes will be used in the entire 21st century. In an event such as this: 1) Terrorist inadvertently gets hands on Warhead 2) Fires at USA 3) 50% chance US nukes back at country responsible 4) International community intervenes quickly, dispute resorts back to conventional arms.

Please answer this question under the circumstance that the real estate market is healthy again...as that is the ONLY TIME I will consider selling) I have 2 condos...one of which is fully paid for (market value $250K in a healthy market) The other which is still owned by the bank. (I owe 350K on the mortgage) I have over 100K in savings...Would you sell the place that is paid for, use up the 100K in savings to pay off the mortgaged condo in full and be debt free.... OR hang on to both places and invest the 100K in investments??? Factors: The place that is paid for is not my residence and I struggle often to rent and also struggle to find good people to rent. I therefore have grown tired of the whole landlord situation. I dont plan on leaving the place I still have a mortgage on as that is my home of choice. Real Estate Investment – Property Insurance: Contact Insurance Broker? What to tell current Insurance Company? Hi All, I have a great Insurance Group discount on my rental properties thanks to my previous employer having an agreement with a large insurance company in Canada. Now I no longer work there and I am no longer an employee but rather a full time real estate investor. (The properties I own and I are in Canada). My questions are: 1. I did not have a chance to call the current insurance company yet. should I do that ASAP to inform them of my new (non) employment status or in order to avoid a Big increase in insurance premium should I just start looking for another company who might provide similar prices especially if I tell them about the current discount I'm getting? Also, am I risking Penalty or something for not telling the insurance company about my new employment status earlier or will they not really care about it that much especially since I had no claims anyway so far? Who should I ask to speak with from that big insurance company if/when I call them? Underwriter, certain department manager, etc.? 2. Are there Insurance Brokers specializing in finding the best insurance deals/companies for you just like there are mortgage brokers for financing or does it not work this way? THANKS, Neil
Real Estate Investment - No drier and no washer (no laundry) in 1-bedroom apartment I want to rent out? Hi, There is no washer and drier. is it a Big disadvantage or pretty common in rental apartments? It's a 1-bedroom apartment in a 4-plex. The apt is currently vacant and potential tenants are starting to apply. There is a coin laundry facility 1 block from there like half a kilometer but not within the property. The apartment is only 500 sq/ft so I am not sure what to do - should i buy and install laundry machines in this small apartment or not? many of the potential tenants do not have a car so they will have to walk a lot to the coin laundry. it is in Canada so very cold here in the winter. lastly, should I allow/encourage the tenant to bring or buy a drier/washer or should I just buy it myself? . The previous tenant was an old guy that before he passed away one of the ladies from the other unit (reminder: it's a 4-plex) let him use her washer/drier. The other 3 units in that 4-plex do have a washer and drier. Any advice would be highly appreciated. THANKS.
The Collapse of the Twin Towers Part III: Can the Conspiracy Theorists debunk this? The two major factors in the collapse itself were the fires and the lack of fire proofing around the trusses and some columns. With fire proofing, the steel was rated for 2 hours of continuous fire. Without it, that time is cut dramatically. Construction.com The below test results are used by conspiracy theorists to suggest the collapse couldn't have happened because, if you note the test under "Failure to support load" there are three asterisks (***) which indicates that failure did not occur. What they don't stress is the fact that all four tests have fire proofing on the trusses. Note the fire rating with 1/2 inch spray on fire proofing is 45 minutes. An ex-employee named Kevin Ryan, who worked as a water tester at UL, said "The buildings should have easily withstood the thermal stress caused by pools of burning jet fuel." He says he knows this because UL certified steel components of the World Trade Center and that someone from the company who was connected with the UL testing told him this fact. Now for some facts the "truth" movement doesn't tell you. UL doesn't certify steel components like a steel truss or column. They certify assemblies. That means they certified the total assembly, all put together. They also didn't replicate the impact levels. They replicated a floor system with fireproofing as it would have been before the impact. They also tested it with various fireproofing thicknesses. (See above UL test results) The test trusses were physically undamaged and had intact fireproofing for the purpose of standard rating. What this means is that Mr. Ryan doesn't even know what his former employer does, much less what it did during the World Trade Center investigation. Maybe that's why they fired him... The other lie in the "truth" movement is the characterization of what the NIST said was the cause of the collapse. 1) The NIST NEVER said burning jet fuel was the cause of the collapse 2) If the assembly stayed together, it only SUPPORTS the NIST hypothesis that the trusses pulled the columns in. 3) The UL test caused the test trusses to sag even with fireproofing NIST Tests Provide Fire Resistance Data on World Trade Center Floor Systems National Institute of Standards & Technology Aug 27, 2004 10:14 AM The Commerce Department’s National Institute of Standards and Technology today reported that results from a series of four fire resistance tests conducted this month on composite concrete-steel trussed floor systems typical of those used in the World Trade Center towers showed that the test structures were able to withstand standard fire conditions for between one and two hours. The tests are part of NIST’s building and fire safety investigation of the WTC disaster on Sept. 11, 2001. The 1968 New York City building code – the code that the towers were intended but not required to meet when they were built – required a two-hour fire rating for the floor system. Shyam Sunder, lead investigator of the NIST WTC investigation, explained that the four laboratory tests provide only a means for evaluating the relative fire resistance rating of the floor systems under standard fire conditions and according to accepted test procedures. Sunder cautioned, “These tests alone cannot be used to determine the actual performance of the floor systems in the collapse of the WTC towers. However, they are already providing valuable insight into the role that the floors may have played in causing the inward bowing of the perimeter columns minutes before both buildings collapsed.” “The fire conditions in the towers on 9-11 were far more extreme than those to which floor systems in standard U.S. fire rating tests are subjected,” Sunder said to a group that gathered to watch yesterday’s final test at Underwriters Laboratories (UL) in Northbrook, Ill. “Our investigation’s final assessment of how the floor system performed in the WTC fires also must consider factors such as the combustible fuel load of the hijacked jets, the extent and number of floors involved, the rate of the fire spread across and between floors, ventilation conditions, and the impact of the aircraft-damaged towers’ ability to resist the fire,” Sunder said. All four WTC floor system fire tests used the standard procedure known as ASTM E119 for rating the fire resistance of a building structural unit such as a floor system, column or beam under prescribed conditions. The tests were conducted as part of a NIST contract at two separate UL fire test laboratories to take advantage of the different capabilities available at these facilities. The first two tests, conducted earlier this month at the UL facility in Toronto, Canada, looked at the fire performance of 11-meter (35-foot) floor systems coated with a near-uniform 19-millimeter-thick (0.75-inch) layer of fireproofing material. They keep suggesting that lease owner Larry Silverstein had a very good reason to blow up the towers. Fetzer: My impression has been that there were a couple of problems with the towers and it may have been that they were chronic problems. One of course was that it was laden with asbestos and that any proposal to remove that asbestos which was used as a coating on the steel as I understand it would have been a gargantuan task at incredible expense. Can anyone imagine for example of constructing scaffolding around a 110 story building? And second of all that there were difficulties with occupancy that Larry Silverstein wasn’t getting a full return on his investment from the ordinary use of the buildings, because a tremendous large numbers of offices were unoccupied. Whole floors and sections of the buildings. The fact is that asbestos in the towers was limited to floors only up to the 38th floor of WTC 1 and it was encapsulated. There was no asbestos in WTC2 . "Several materials were considered for the sprayed thermal insulation. The exterior columns required insulation not only for fire protection but also to control column temperatures under service conditions. Alcoa recommended for the exterior columns the use of a sprayed material produced by U.S. Mineral Products, Co. known as BLAZE-SHIELD Type D. The same material was eventually selected for the floor trusses and core beams and columns. This product, however, contained asbestos fibers. On April 13, 1970, New York City issued restrictions on the application of sprayed thermal insulation containing asbestos. The use of BLAZE-SHIELD Type D was discontinued in 1970 at the 38th floor of WTC 1. The asbestos-containing material was subsequently encapsulated with a sprayed material that provided a hard coating. A green dye was added to the encapsulating material so that the asbestos containing SFRM could be identified. Thermal protection of the remaining floors of WTC 1 and all of WTC 2 was carried out using BLAZE-SHIELD Type DC/F, a product that contained mineral wool (glassy fibers) in place of the crystalline asbestos fibers. On the basis of tests, it was reported that the thermal properties of BLAZE-SHIELD Type DC/F were equal to or "slightly better" than those of BLAZE-SHIELD Type D" NIST NCSTAR 1-6A So much for asbestos, now what about the occupancy... May 31, 1998 As the market for office space in midtown has tightened and rental rates increased, tenants have been looking to downtown as a cheaper alternative. Over the last year, those seeking large blocks of space have been finding them at the trade center, which had many vacancies as a result of the 1993 terrorist bombing and the shrinkage of the financial industry in the early part of the decade. ''In January 1997 we had about an 80 percent occupancy rate,'' said Cherrie Nanninga, director of real estate for the Port Authority of New York and New Jersey, which owns the complex. Twenty percent of 10.5 million square feet of space is 2.1 million, which would be a substantial building by itself. But as a result of the last year's work, Ms. Nanninga, said the complex is over 90 percent occupied and expects to it reach the 95 percent mark by the end of the year. That, she said, would be about as full as the center is likely to get, since there is almost always someone moving in or out. ''Ninety-seven percent occupancy would be full,'' said Ms. Nanninga, whose name is pronounced NAN-in-gay. Jose Luis Gutierrez, who plotted strategy with the group as a soccer match flickered on a nearby TV, was himself a wholesale grocer until last year. But Gutierrez is now a top aide to Gov. Rod Blagojevich, and he was joined at the table by leaders of Chicago-area Mexican immigrant clubs, the engines behind a new political movement that is making itself felt from Illinois to Michoacan. Gutierrez received smiling nods when he likened the political muscle of the region's 563,000 Mexican immigrants to the power of Irish-Americans in the 19th and 20th Centuries, who came to control the Chicago machine. In May, the strength of Mexicans will be on display when many of the region's 300 immigrant clubs -- known as "hometown associations" -- will help organize a march in downtown Chicago a year after their political coming-out party, demonstrations that flooded the Loop last spring and charged the national immigration debate. For decades Mexican hometown associations have functioned as social networks whose members pooled their money earned here to help build new schools or churches back in Mexico. But leaders in Chicago's largest immigrant group have a more ambitious worldview than their predecessors, even more than the ethnic blocs that preceded them decades ago. Some, like Gutierrez, wield growing influence in both countries. One morning, he's unveiling a blueprint for more immigrant services in Illinois as director of the state's Office of New Americans Policy and Advocacy. The next night, he's brainstorming with activists in his home state of Michoacan about a slate of candidates for Mexico's congress. An active role in Mexican politics might seem at odds with building political influence here. But Gutierrez and others say they form a budding new political consciousness among Mexican immigrants -- a "third nation" of sorts that transcends the border, advancing the community's cause on both sides. "The nation-state concept is changing," said Gutierrez, 46, who came to Chicago in 1986 and led one of the Midwest's largest federations of hometown associations. "You don't have to say, `I am Mexican,' or, `I am American.' You can be a good Mexican citizen and a good American citizen and not have that be a conflict of interest. Sovereignty is flexible." That concept worries some U.S. officials and scholars who see the dual loyalty as undermining the assimilation of Mexican immigrants. Irish, German and Polish immigrants eventually melded into Chicago's landscape, their ties to their native soil largely sentimental. But Mexican immigrants today are linked to their homeland like no group before, scholars say, connected by NAFTA, satellite TV, the Internet, cell phones and cheap non-stop flights. In Mexico, their power stems from the nearly $25 billion these immigrants send home every year, the country's second-highest source of income behind oil. Their political influence surfaces in places like Teloloapan, far up in the cactus-filled hills of the state of Guerrero, where a Chicago restaurateur helped build new roads and business. Grateful townspeople elected him mayor in a landslide. In the U.S., immigrants' power is driven by numbers and a growing deftness at the levers of this country's political machinery. That recently manifested itself in a fledgling political action committee called Mexicans for Political Progress, which raised $23,000 for Blagojevich's re-election and rallied volunteers to walk precincts during November's election. An unfolding movement Fabian Morales, a soft-spoken Realtor with a well-clipped mustache, stands at the center of the unfolding movement. He handled logistics for three massive immigration marches in Chicago last year -- including a four-day walk to suburban Batavia -- and co-founded Mexicans for Political Progress. After coming to Chicago in 1970, Morales helped launch one of the city's then-few hometown clubs, devoted to his tiny native village of Xonacatla, Guerrero. Back then, Xonacatla was without roads, potable water or electricity. It was a slow journey from other towns by foot or horseback, Morales said. The club members in Chicago resolved to change that. Collecting $50 to $100 at a time, Morales and others raised enough through barbecues and door-to-door soliciting to replace a house used for worship services with a towering marble church that rises from the green hillside. Morales has since helped develop CONFEMEX, an umbrella organization for most of the hometown clubs in the Midwest. Among other things, the group is a central voice in economic development in Mexico, representing an estimated $340 million in projects generated by U.S.-based hometown associations in the last five years, according to Mexican federal officials. "We want to focus on creating more jobs there so they don't have to think about emigrating," Morales said. The rising activity of hometown associations caught the eye of the Mexican government, which eventually created a "3-for-1" matching project, where federal, state and local governments split the cost of a new bridge or computer center with the U.S.-based groups. Those projects have given Mexican immigrants "a great moral authority" in their homeland, as well as political cachet, said Carlos Gonzalez, executive director of the Institute for Mexicans in the Exterior, or IME, a Mexican federal government agency that fosters stronger ties with expatriates. "During the 1970s, [Mexicans] called the people who left Mexico and acclimated to the U.S. 'pocho,' which, if you look in the dictionary, means 'spoiled fruit,' " Gonzalez said. "The change we've seen in the public perception of Mexicans in the exterior has been 180 degrees." In 2006, citizens abroad were allowed to vote in Mexican presidential elections for the first time. Leaders are also pushing for changes that would allow expatriates to vote in local elections and even hold elective offices while residing abroad. Recently, Gutierrez and others persuaded Michoacan to become the first state in Mexico to extend voting rights to expatriates. Their rationale: Almost half of those born in Michoacan, Zacatecas and several other Mexican states now live in the U.S. Timoteo "Alex" Manjarrez, 44, is among a small but growing number of Mexican immigrants making a bolder claim in their motherland. Arriving from his native town of Teloloapan, Guerrero, in 1980, Manjarrez spent 19 years in Chicago. The stocky, boyish-looking immigrant worked for years as a dishwasher at the Columbia Yacht Club and, eventually, became owner of three Mexican restaurants in the city. Fulfilling a desire shared by many immigrants, Manjarrez moved back to his native town in 1999 with enough money for his family to live comfortably. But the place he had longed for all those years was still frustratingly poor, despite the investments Manjarrez's hometown club made in new roads and other improvements. Manjarrez, who holds both Mexican and U.S. citizenship, settled in and quickly built a new health club and a hacienda-style restaurant named La Condesa, after the three he still owns in Chicago. In 2004, he ran for mayor of Teloloapan. With long-distance backing from his hometown club friends in Chicago, who sent money and telephoned friends and local officials on his behalf, Manjarrez won handily. 'The city that works' Since taking office, the man who sees Mayor Richard M. Daley as a political role model has pushed to remake Teloloapan into a Mexican version of "the city that works." The effort includes newly paved streets, a recreation center that replaces a local swamp known as "black waters," and a towering hotel being built privately by Manjarrez's family. Next to a new medical clinic, a donated Chicago ambulance sits in the parking lot. Its emblem has been painted over, but it serves as a reminder of the continued links Manjarrez has to his former city, where he maintains a home near Midway Airport, votes in U.S. elections and checks in on his businesses. Aurelio Santamaria Bahena, mayor of a town near Manjarrez's called Tlapehuala, labeled such changes "a blessing" for an area of Mexico dominated by crumbling lean-to houses and children in bare feet pulling bone-thin donkeys. But, as with other parts of the country where the immigrant handprint is deepening, the introduction of U.S.-style governance has also bred resentment. Local leaders of Manjarrez's own Party of the Democratic Revolution (PRD) are trying to drum him out of office, arguing he is too brash and condescending. The mayor counters the fight is about his efforts to take away "a plate of corruption that they've been able to eat from for years." The conflict was an uncomfortable backdrop during a recent PRD strategy meeting at a restaurant in Chilpancingo, Guerrero's capital. Headlines that morning featured a march against Manjarrez, orchestrated by his opponents. "People see you as an outsider," a worried Santamaria cautioned Manjarrez. "People don't think you see things as they are here." Manjarrez, wearing a black "La Condesa" windbreaker, patted his friend on the back and smiled. He had a media plan, one that might have made Daley proud. "We'll publish photos of the streets of Teloloapan before and after I came into office," Manjarrez said. "And, we'll ask the people: `Which would you prefer?' " That same week, Mexican immigrants from the U.S. and Canada met in Mexico City, as members of an advisory council created by the Mexican government. With a brash American style, they soon escalated their advice to demands, the members' voices echoing through the meeting hall. Morales, the Chicago Realtor, and about 100 other council members pushed Mexico to lobby the U.S. harder on immigration reform. They chastised their hosts for not creating more jobs. Buttonholing federal legislators in hallways, they reminded elected officials how much their districts relied on money sent from the U.S. They want 'results now' Gregorio Luke, a blond member of the council from Los Angeles partial to designer suits, observed that this kind of behavior wouldn't exist in a purely Mexican forum, where deference toward authority guides nearly all dialogue. "These people come here speaking Spanish, but they're negotiating as Americans," said Luke, a museum director who once oversaw cultural affairs at the Los Angeles Mexican Consulate. "They want to see results now." The meeting of the advisory council also illustrated the provocative overlap of Mexican and American political action. In addition to all-day strategy sessions on how to improve Mexico, council members brainstormed over late-night drinks on next moves in the fight for U.S. immigration reform. Many members had used their existing e-mail network to coordinate simultaneous demonstrations in Chicago, Los Angeles and other cities. Though not active participants in the U.S. immigrant movement, Mexican officials urged their compatriots to keep on fighting. "Let there be no barriers or walls between Mexicans here on the inside and the outside," former Mexican President Vicente Fox told the group, referring to a 2006 U.S. law that allows for a 700-mile fence to be built at the border. The audience stood and cheered. The idea that the Mexican government might be helping its nationals shape U.S. politics has raised red flags, both in the halls of academia and in the more volatile world of talk radio and the Internet. Robert Leiken, director of the immigration and national security program at the right-leaning Nixon Center in Washington, argued that binational activism among Mexican immigrants is bad for both countries. In the U.S., the meetings in Spanish and the often-passionate interest in Mexico's future hinder assimilation, he said. In Mexico, the relationship to hometown associations fosters an unhealthy economic dependence on U.S. remittances. "If I went out to Pilsen and spent some time with people from a hometown association, I'd think these are really cool people," Leiken said. But, "Standing back and looking at this from a social policy standpoint, I see some real problems." James McCann, a Purdue University political science professor, found that immigrants interested in Mexican affairs were more likely to participate in U.S. politics. He helped interview about 1,100 Mexican immigrants and found that hometown clubs promoted activism. "The conventional wisdom is that any transnational engagement is going to suck the oxygen out of your civic life in the States," McCann said. "But it seems that if you open a new avenue of expression in Mexico, that new avenue might pay some other dividends in the U.S." Some of those dividends went directly to the Blagojevich campaign last fall, when the governor found himself being serenaded by a trumpet-playing mariachi band inside the Hacienda Tecalitlan restaurant on the Near Northwest Side. Near a trickling courtyard fountain, Morales praised the governor in Spanish at the kickoff dinner for the Mexicans for Political Progress PAC. While Morales once raised money for his hometown with $1 tamales, the price here was as much as $500 a plate. "Let us demonstrate our political power by voting in the election, by voting for our friends interested in the prosperity of Mexicans. Friends like Gov. Rod Blagojevich!" Morales told the crowd. Blagojevich, who speaks a hint of Spanish, took the microphone and shouted: "Viva Chivas!" a reference to a popular Mexican soccer team. When the laughter and applause subsided, he switched to English and added: "By organizing, you are empowering a community. Your voice will be heard." The mood is darker in northwest suburban Carpentersville, where a growing Mexican community has rallied in large numbers in the face of a local backlash against undocumented immigrants. Last fall, about 3,000 Mexican immigrants and their supporters turned up outside Carpentersville's City Hall in an unexpected show of opposition to a proposed ordinance that would penalize landlords who rent to illegal immigrants and employers who hire them. The crowd was so riled a vote on the ordinance was postponed and has yet to be taken. The quick response came largely due to the hometown association representing the village of La Purisima, Michoacan, local activists said. The club turned to its telephone list of 400 families, said Salvador Balleno, the group's president. The turnout was a victory, but it has not deterred Carpentersville trustees from other proposals that would allow local police to trigger deportation proceedings against illegal immigrants and make English the village's official language. And as Balleno has struggled to register voters and rally volunteers for this month's village elections, even sympathetic politicians have seemed hesitant to link themselves too closely with the hometown association. Balleno now fears the village's hard-liners have the upper hand, intimidating some of the immigrants who protested last fall. "The [club] members know that if these people stay [in office] it is going to affect their kids," Balleno said, sounding anxious that an opportunity was slipping through his fingers. Jose Artemio Arreola, a key organizer of next month's march in Chicago, has been actively monitoring the battle in Carpentersville. He sees the activity there as part of a plan to create a political empire for Mexican immigrants, one linking hometown associations in Chicago and other cities to labor unions and Mexico's congress. His strategy includes moving back to his native state of Michoacan to run for congress there, something Arreola never imagined doing when he left a town overrun by poverty and ruled by local drug kingpins. He got his start in Chicago working in a plastics factory. Frustrated by the union representation there, he ran for shop steward and won. Unable to speak English, he relied on his bilingual co-workers to help him negotiate union contracts. He has since become a school janitor in Oak Park. The position pays little, but it has allowed Arreola to climb the ranks of the Service Employees International Union, where he has become key in that union's national efforts to tap further into the country's exploding Mexican immigrant workforce. All the while, Arreola has used the sharp elbows and old-school union tactics acquired in Chicago to become a power broker in his hometown of Acuitzio del Canje. He started in 2004 when the local mayor refused to back projects proposed by his hometown association. Arreola, a burly backslapper partial to gold neck chains, recalled thinking: "I need to take them out." He recruited a teacher to run for mayor in the Mexican town. Arreola then brought back a town phone book and, with others in Chicago, called voters one by one, promising a stream of U.S. investment if his candidate won. The incumbent opted for traditional rallies and car tours through town with a bullhorn. More than two years later, sitting in a Pilsen restaurant, Arreola opened a laptop computer and showed off the fruits of what proved to be an easy victory. Pictures of a new retirement home popped onto the screen, one featuring a grinning Arreola at a groundbreaking ceremony. Another showed a new computer lab with 40 computers for local schoolchildren, an investment in the future of Acuitzio del Canje. The town's name comes from an 1865 decision to make it the site for a "canje," or exchange of prisoners between warring Mexican and French troops. Barrack Obama, why do you lie about everything? Why would anybody vote for this guy? I'm not some Republican blogger. I just listen to what our presidential candidates are saying and investigate back into it. This was several days in the making. I'm working on one for Hillary, but it might take a little longer than Obama's Ok Ashley, you caught me. I didn't write it, but I didn't get it from that site either. I got it from someone else on here who probably got it from there. Either way, I hate Obama and what he stands for. I thought people deserved to see this.
